Gold River is a planned community built largely between the mid-1980s and the mid-1990s, and its uniformity actually makes our job here predictable in a way that older neighbourhoods never are. The developments were built to a consistent specification, which means we usually know what we will find before we open the firebox: factory-built zero-clearance units, insulated metal chase pipe, framed and stucco or siding-clad chases, and in the later phases a high proportion of gas log sets installed from new. The systems here are now roughly thirty to forty years old, which is precisely the window in which chase covers fail and refractory panels start cracking. Homeowners' associations in several Gold River villages have specific requirements about chase cover and cap appearance, so replacements need to match rather than simply function, and we account for that when we quote.
