Chimney Sweep for Gold River homes
Gold River is a planned community built largely between the mid-1980s and the mid-1990s, and its uniformity actually makes our job here predictable in a way that older neighbourhoods never are. The developments were built to a consistent specification, which means we usually know what we will find before we open the firebox: factory-built zero-clearance units, insulated metal chase pipe, framed and stucco or siding-clad chases, and in the later phases a high proportion of gas log sets installed from new. The systems here are now roughly thirty to forty years old, which is precisely the window in which chase covers fail and refractory panels start cracking. Homeowners' associations in several Gold River villages have specific requirements about chase cover and cap appearance, so replacements need to match rather than simply function, and we account for that when we quote.
Uniform mid-1980s to mid-1990s planned-community construction: factory-built zero-clearance fireboxes, metal chase pipe and clad chases, with many gas log sets fitted from new. Systems are now at the age where chase covers rust through and refractory panels crack. Several villages have HOA appearance rules governing cap and chase cover replacement.

Process
How the visit works
We protect the room first
Drop cloths over the hearth and floor, then the fireplace opening is sealed and a HEPA vacuum is set to hold the firebox under negative pressure before a single brush goes in.
Rod the flue top to bottom
Poly or wire brushes sized to your exact flue are worked through the full length, breaking the creosote loose from the liner walls.
Clear the smoke chamber and shelf
The smoke shelf above the damper collects the heaviest debris and is the step most often skipped. We hand-clean it and the smoke chamber every time.
Inspect and photograph
Camera and light through the flue, then a look at the crown, cap, flashing and mortar from the roof. You see every photo we take.
Walk you through the findings
A written condition report, in plain language, with anything urgent separated clearly from anything that can wait a season.
Questions
FAQs
Does my HOA need to approve a new chimney cap in Gold River?
In several Gold River villages, yes — the architectural committee governs anything visible from the street, and chase covers and caps usually qualify. We can supply the specification and photographs you need for the submission, and we will match finish and profile to what is already approved in your village wherever possible.
My chase cover is rusting. Is that urgent?
It is worth acting on rather than deferring. The chase cover is the metal lid on top of a framed chase, and once it rusts through, rain falls straight into a wooden chase cavity that has no drainage. That leads to rotted framing and a much larger repair. Replacing a cover is a modest job; replacing rotted chase framing is not.
How often does a chimney need sweeping?
The NFPA 211 standard is an annual inspection for every chimney, with sweeping as needed. In practice, if you burn roughly a cord of wood a year, that means an annual sweep. Occasional weekend-only burners can sometimes go two seasons — but the inspection is still yearly, because caps, crowns and flashing fail whether you burn or not.
How long does a chimney sweep take?
A standard single-flue masonry fireplace takes about 45 minutes to an hour and a half. Heavy glazed creosote, a wood stove with offset pipe, or a chimney that has not been touched in a decade takes longer. We quote before we start and we do not charge more because the job ran long.
