Carmichael is home for us — our shop sits on Fair Oaks Boulevard, so this is the service area we know brick by brick. The housing stock here is dominated by post-war ranch homes built between roughly 1950 and 1968, and that era brings a very specific set of chimney problems. Most of those originals were built with unreinforced masonry and clay tile liners, and after seventy Sacramento summers the mortar joints between those tiles have often washed out entirely. The mature valley oak canopy that makes Carmichael so pleasant also drops an enormous volume of leaf litter and small branches onto rooftops every autumn, and uncapped flues collect all of it. We probably pull more oak debris and squirrel nesting material out of Carmichael chimneys than anywhere else we work. Sweeps here are usually straightforward; the surprises turn up at the crown.

Original 1950s and 1960s ranch chimneys with unreinforced masonry and deteriorated clay tile joints are the norm. Heavy valley oak litter fills uncapped flues each autumn, and homes backing onto the American River Parkway see persistent squirrel and bird intrusion. Many chimneys along the bluff have had crowns poured flush with no overhang, which channels rain straight into the brick.
