These systems have a finite service life, and a great many of them are now well past it. Homeowners are often surprised to learn that their chimney is not masonry at all, and that the repair path for a prefab unit is completely different from a brick one.

How do I know if I have a prefab or a masonry fireplace?
Look inside the firebox. A masonry fireplace is built from individual firebricks with visible mortar joints. A factory-built unit has smooth refractory panels, usually with a metal frame around the opening and often a metal label with a model number inside the firebox or under the lower grille. Most Citrus Heights homes built after about 1975 are factory-built.
Can a cracked prefab firebox panel be repaired?
Small hairline cracks in refractory panels can sometimes be filled with a listed refractory patch. Anything wider than a credit card edge, or a panel with a piece missing, needs the panel replaced with the manufacturer's part for that specific model. Using a non-listed part voids the unit's listing and its clearance rating, so it is not something to improvise.
What is the difference between a Level 1, 2 and 3 inspection?
Level 1 is a visual check of readily accessible parts, for a system in continued service with no changes — this is the annual standard. Level 2 adds a video scan of the flue and access to attics, crawl spaces and basements, and is required for property sales, fuel changes, and after any flue fire or earthquake. Level 3 involves opening up concealed areas and is only performed when a serious hazard is suspected.
Which level do I need to sell my house?
A Level 2. Every fuel-burning appliance transferring with the property should have one, and it is what most California agents, escrow officers and buyers' inspectors expect to see. If someone offers you a Level 1 for a sale, they are not giving you what the transaction needs.
